To many Realtors, real estate agents, real estate investors, etc… getting real estate leads is a big mystery. Most people think you have to network with all your friends, or spend a ton of money on advertising, or even harass all the for sale by owner properties in your neighborhood. While these techniques do work, I have turned 99% of my marketing attention to the Internet, where you can reach people that want to buy or sell real estate for little or no money at all. Let’s take a look at some of the techniques I use.
1. Have a good real estate website. Anyone that has been to my seminars knows I will go back to this over and over again! But here his what really matters: You have to know what a good real estate website really is. I’ll let you in on a little secret. A good real estate website does not educate your potential clients about you. It educates them about the product they are looking for, which is real estate. The most effective site I own is only two pages of content, and allows buyers to sign up to get on my “foreclosure update” list. The site explains that by signing up, they will receive free updates whenever a new REO property gets listed on the MLS. I then input them into an MLS search, and have it send out auto updates. The results are amazing. You are instantly providing them what they are looking for, and at no charge to them. Try this out, you will be very happy with the results.
2. Advertise your real estate website. Try setting up a blog, and writing article about local real estate once a week. Advertise your listings on craigslist all the time, with a link back to your site. In fact, advertise your listings on as many free classified sites as possible. This will get you a lot of traffic.
3. Use Twitter to advertise your real estate listings. By building up a good base of followers, you can get a lot of traffic to your website through twitter. A good twitter campaign isn’t that hard to set up, but is beyond the scope of this article.
4. Use postlets.com. This will make advertising your listings online easier. It also happens to be free!
5. Advertise your real estate on other social media sites. Think about Facebook, MySpace, ping.fm, and more. There are tons of sites out there, and most of them are free. It can take time to get them all set up, but what if you just worked on 1 each month? By next year you will be on 12 different sites with a ton of new potential clients.
Those are my top 5. It is not uncommon for just a single site that I own to get 100+ leads in a month. And I spend less than $20 a month as a marketing budget for all of my real estate sites together. If I really wanted to, I could use free resources and accomplish the same thing, but I would have to put a little more time in to it.
