The internet’s scope is both boom and bust for a local Realtor. Its use as an information tool fits nicely into the real estate business’ frame work, but its hugeness can swallow well meaning, but misaligned marketing campaigns in a microsecond. How can a local Realtor effectively tap the resources of internet marketing without getting lost in the process?

The answer is to take what works for internet marketers and combine it with the techniques you use in your regular marketing. Internet marketers have already perfected an online sales model you can use. All you need to do is customize it for your use.

The models basic theory is this. Drive people specifically interested in widgets to web sites designed to capture their email addresses, and then periodically email those addresses with ad copy that’s designed to make people buy widgets. The difference is you sell services, not widgets.

In example, say you want to work expired listings. You do two things. You print a flyer selling a web site that talks about homes that failed to sell in your market. You might talk about market conditions, listing length, pricing or whatever, but the mailing has to drive the prospect to the second thing in the equation, the web site.

On your site, you deal with the trauma of having a listing expire. You write this site with the most compelling, empathy filled copy you can about expired listings. And on this site, you have a place where the prospect can give you their email address so you can keep in touch with them about what’s happening in the real estate market. This is called a capture page. On it you capture prospects you want to work with.

If they leave you their email, you’ve done your job. Now it’s a simple task of following up with them using an auto responder. Once they are in your auto respond circuit, you can establish yourself with more marketing that helps them see that you are the best realtor in the market area.

I guarantee you, not many Realtors are using the web this way. I’ve used expired listings as an example. But hopefully you can see that integrating this type of viral marketing into your business will give you ready and cheap access to hoards of prospects in your market.

The mechanics behind the theory are websites, copywriting and auto responders. Now depending on your skill set, you may be able to generate much of what you need yourself. Only you know what you can do. But I can say, technology is so advanced today that most people will have a harder time coming up with great copy than they will generating the technology.

The type of website you need is not fancy. It just needs to be well written. I suggest you do this to see the technology in action.

Keep in mind, the widgets you sell are FSBO help, expired listing marketing and general marketing information local to your market. You package this in such a way that people will gladly give you their email in exchange for it. Internet marketers call it the pink spoon. It’s like a free sample in an ice cream shop. If the sample is good enough, you’ll sell the gallon.

Once you get the email address. You drip information to the prospect. Notice I said drip. Don’t spam, nobody likes that. Spamming is the surest way to land your messages in the recycle bin. For that reason, I can’t overemphasize the importance of your written copy in these campaigns. Your copy must be compelling. It must capture the interest of the prospect in a way that makes them notice you. Writing good copy is probably the hardest part of this whole process.

You don’t have to do this all yourself. If you’ve got the money you can contract all, or part of this development out. Some estimates say that more than 60% of people looking to buy or sell real estate go to the internet first when they begin their search for real estate information. And as agents and brokers become more net-savvy, and more and more people get online, that number will only increase.

That means that the hottest sources of real estate prospects, leads, listings and sales is online. Which obviously means that if you are a Real Estate Agent, or if you provide a real estate service, you need an online presence.

** Establishing an online presence

Most people have no idea how to create an online presence. But the truth is, it is fairly straightforward, once you understand how the internet works.

It’s all about getting traffic to your website, and then having a website attractive enough to attract the attention, and get the responses of your website visitors.

** How do you get traffic?

There are two well established ways to get traffic to your website. Both of them involve the major search engines like Google, Yahoo and MSN.

The first method is to run advertisements that target the buyers or sellers you want to reach. There is no better way to advertise than by using paid search advertising — what is called “pay-per-click” advertising.

The second method is to promote your website so it comes up high in searches. Most people begin their search for real estate information by typing a search term into their favorite search engine. The list of possible sources that the search engine gives you is called “natural” or “free” results. You place high in these searches by impressing the search engines with the importance of your site. When you come up in the first few spots in “free” searches, you are virtually guaranteed to get “free” traffic — because people will click on your link and be taken to your site.

** Pay-Per-Click Advertising

Most real estate agents are used to traditional advertising methods such as running ads in real estate publications. And they think it is necessary to pay between $250-$750 for one insertion that may or may not bring them any responses. That is the major problem with traditional advertising — it is expensive, and it gives you no guarantee of response.

But pay-per-click advertising is different. On the one hand it can be targeted to reach the precise target segment you want to reach — for instance, people looking for real estate in your town or city.

On the other hand, you only pay for “clicks” when someone who is potentially interested in your service clicks on your ad and visits your website. This is the revolutionary advertising concept that has made Google the hottest and most dominant player on the web.

But pay-per-click advertising can also be expensive and difficult to manage. Fortunately there are ways of establishing an online presence without paying hundreds or even thousands of dollars a month.

** Search engine marketing – Search Engine Optimization

As mentioned earlier, the other way to generate online traffic is to promote your site so it comes up high in organic or free searches. This is called “search engine marketing” and involves two important components.

First, it involves creating a website that makes it very clear who your prospective visitors might be. This process is called “search engine optimization”. You “optimize” your site to include as many references as possible to the subject matter you want to focus on, and the target market you want to reach.

For instance, if you are trying to reach potential home buyers in Sarasota, Florida, then you must make it clear that your site is about “real estate in Sarasota.” You must build as much content into your site about Sarasota as you can.

Since most online business people do not know the “tricks of the trade” when it comes to search engine optimization (SEO), they hire an expert who does. Unfortunately there are no guarantees when it comes to search engine optimization. Even with sites that have been highly optimized there is no guarantee that the search engines will reward you with a high ranking. Nevertheless, it is an important exercise to go through, and is one of the foundations on which to build your search engine marketing.

** Search engine marketing – Linking

The other component of search engine marketing is to get lots of “inbound links” pointing to your site from other sites. An inbound link is a link on someone else’s site that makes a reference to yours.

Links give you two important sources of traffic. First, visitors to the sites where your links are found may actually click on those links and visit your site. This is especially the case if your links are on high traffic pages that are highly relevant to your service.

Second, inbound links impress the search engines. When the search engines find lots of links to your site in various places around the web, they interpret this as an indicator of the importance of your website. And that in turn results in the search engines rewarding you with higher rankings in free or organic searches.

Inevitably that results in traffic. And if your website is written to get results, traffic should convert to sales.

If all of this sounds a bit overwhelming, it is best not to simply throw up your hands in despair and concede all of those potential online customers to your net savvy colleagues. The fact is there are very inexpensive ways to cash in on all that online gold. You just have to keep looking until you find the right people to work with.

Why? Because the Internet has changed the way real estate is being transacted, and you’re either onboard as an active participant, or a passive observer as it flashes by you at warp speed.

Here are some things to consider about real estate internet marketing.

Real Estate Marketing Reports
One of the most effective ways to market real estate on the Internet is by offering real estate and mortgage related marketing reports in exchange for the recipients’ email addresses. Informational reports can make lasting impressions.

You can offer the reports via Ecourse lessons, web site pages, special reports, flyers, letters, etc. The manner in which you deliver the reports is only limited by your imagination.

In exchange for providing this information you gather the email addresses from the people requesting information from you. And once you have them you can continue plying them with your marketing messages until you convert them to paying customers.

You’ll learn, if you don’t already know, that it takes 4-7 communications to convert a prospect into a paying customer. Having their email addresses enables you to do this by providing information that they have requested. Your messages will be welcomed, appreciated and in many instances actually anticipated.

Finally, as noted below, there are effective ways to do this automatically! Meaning, it’s easy and cost effective to market to them until you get the desired response, which is often times a sale, or listing!

Web Sites
A real estate agent without a website is like a bird without wings. Unless the bird is a penguin it is seriously handicapped, as are agents without web sites!

Agents without sites are out of the loop, and are mostly unknown to many real estate customers. Therefore, they are not even a consideration for their business. If you’re not online you are not accessible by the millions of online real estate prospects looking to buy, sell, rent, or exchange real estate. Arguably, your real estate license is near worthless if you don’t have a web site.

Auto responders
An auto responder s an email system that enables you to provide real estate related information to prospects… automatically! It’s the online version of the Ronco cooking machine; once you set it you can forget it.

Once you program it with the information you want it to deliver, and specify the frequency in which the information will be doled out you’ll have a virtual secretary that works for you 24/7, 365 days a year! And it’ll never ask for a day off!

Instant Gratification
Buyers and sellers want information when they want it, which is usually “now” and will gravitate towards agents who can respond quickly to their interests. If you can do this you can get a slice of this huge, lucrative niche market. However, if your computer and Internet skills are sub par, you will be at a serious disadvantage to your competitors.

Real Estate Internet Marketing Is the Future, and the future is now! Online real estate marketing is booming. Increasingly, buyers and sellers begin their real estate related interests searching for information on line before their first contact with agents.

So, if you want to be a serious contender in the online real estate marketing industry you must be proficient enough with a computer to navigate the Internet, send and receive email messages, attach, send and open email documents, download zipped files, send zipped files, etc. If you don’t have the skills, get them. A class is often just a shopping center complex away!
