Build Your Rental Property Like A Tank And Save Time And Money

The fact is, most tenants do not treat a rental property as if it were their own. This can be very disturbing for most landlords, but should actually be expected. Even in a rental car, a lot of people feel, oh, it’s “just a rental”. There are just too many horror stories from landlords that when a tenant moves out, the property is a complete mess. However, there are solutions for landlords to cut down on the repairs and headaches of dealing with these problems.

When most landlords rehab a property, they use the all of the lowest prices materials that they can find. But there is one problem, these low priced materials do not last long and do not hold up to any extra wear and tear or abuse. So is the landlord actually saving money? Why not consider using better materials that are built to last longer and is more durable? This may really cut down on a lot of your service calls and/or necessary repairs when a tenant moves out.

Most of the time you will find that higher priced material will stand up to abuse and last much longer than so called “economical” materials. For instance, the cost of re-tiling a floor is far greater than the extra cost of good tiles. In the end if you use good, tough and high quality materials, you will save money and have a much nicer property to boot.

Here’s a list of just some of the long lasting items available…

1. Smoke Detectors with a 10 year battery
2. Light Bulb, long life or lifetime
3. Carpet, stain resistant and/or low pile
4. Floor Tile, heavy duty lifetime guarantee
5. Paint, egg-shell or stain finish (not flat paint)

Be sure to pay attention to what items need to be repaired or replaced when a tenant moves out or calls in a repair. Ask yourself if there are better quality items that would have prevented this repair? And, next time you are in a hotel room, pay attention to the materials that they use. You will often find low pile carpet, ceramic tile floors, heavy duty doors and many other tough, high quality items.

Another common problem that landlords have to deal with is pest control. You can save a lot of money by purchasing professional quality exterminating products online and you can do your own pest control. For example, there are bait stations for roaches that are designed to last at least a year; this is much better then using exterminating spray.

Using better quality, longer lasting products will almost always save you money in the end. This will make your job as a landlord easier; you can offer your tenant a nicer rental and increase your rental income. Don’t allow the same maintenance repairs to happen again and again in your rental, this will just drive you crazy. Spend a little money, take care of your rental and it will take care of you for years to come.

Build your COI at a local real estate trade association

You need to find a group that physically meets in the area where you want to invest so you can go to meetings, talk to people, and put faces to names.  Here in the Kansas City Metro I would suggested our local Kansas City REIA (Mid-America Association of Real Estate Investors).

If you are not in Kansas City, there are a few places where you will find lists of associations.

The best is the National Real Estate Investors Association found online at http://www.NationalREIA.com.  This is a trade association of local REIA groups across the country that band together to present a united front when dealing with changing or influencing legislation, asking for discounts with national vendors that real estate investors use, and organizing members to present a uniform and professional way of doing business.

If you just can’t find a group in your area that is a member of National REIA, you will find other web sites that have been created to sell training material that have a networking piece as well as a list of groups across the country.  Two such sites are www.CREOnline.com (probably the oldest) and www.REIClub.com.  You do need to be careful with these two sites however as it is absolutely free to post your group on their site, no membership fees, no code of ethics, nothing.  So the groups there might just be a front for a single trainer person, a realtor trying to sell their investment properties, or a scammer just trying to make a buck off of you.  Not to scare you off as most of the member’s of national REIA, like our group here in Kansas City are also listed on these two sites.  But I want to make you aware.

Now what if there just is not a group in the area you want to be.  The only way you are going to attend a live group is by driving 2 or 3 hours.  That’s when you may want to take a different approach.  First join the local chamber of commerce and use the networking techniques will talk about in the next few articles and find people and businesses that work in the real estate investment arena or offer services for small businesses.  This will give you live face to face people to meet with, then working with these like minded people, form your own Real Estate Investor Association and become a part of National REIA.

When you are looking to find home builders in Brisbane, or anywhere else in Australia, it can be very daunting trying to discover the one who will build your dream home on time and on budget.

After all, you have invested a great deal of time, money and sweat into your future home and the wrong builder can bring it all tumbling down like a tonne of..well..bricks.

So it’s vital that you do your homework to find Brisbane home builders who will not only build your home to the exact specifications on your house plans, but build it within the agreed time frame at the agreed price.

Here are 10 helpful tips to build trust in the builders you choose:

Know exactly what you want. You may need to have preliminary plans drawn up by a draftsperson or architect, or if you’re at all creative (and mathematically inclined) you can draw up a basic outline yourself. The types of information you need to know in advance are: the dimensions for the total house/extension/renovation (including any outdoor areas and garage/s), individual rooms and the types of building materials you would like to use for internal and external walls.
Have a realistic budget in mind. Whether you intend building a brand new home, adding an extension to your existing home or renovating, factor in an additional 10% to 20% for unforeseen costs. You also need to take into account costs for drafting, final design, council approval, statutory fees, building and labour, landscaping, electrical fixtures and major appliances.
Visit builders’ showcases and housing displays to view various builders’ work and price the designs you like. Browse through house and architectural magazines for further inspiration.
Ask the builders you short-list if you can view examples of their work – both the finished product and works in progress.
Undertake a QBSA online builder’s licence search on any builders you are considering to ensure they are registered and have an unblemished history.
Ask for recommendations/testimonials from clients who have used the builder/s you have considered and ask if you can speak to them in person.
Talk to architects, real estate agents, building valuation specialists etc for their recommendations on quality builders in Brisbane.
Be sure the builders you consider are locals and know the area in which you intend building. The suburbs in and around Brisbane all have individual qualities that may require specific sub-structures, so you want the builder you choose to be familiar with those particular properties.
Ensure any builder you are considering has viewed the site where you are building and has factored in excavation and clearing costs etc. in his quote.
Get a written quote from a number of builders that specifies every detail of the building process. Remember that a quote is merely an estimation of costs, and NOT the final contract price, so make sure it includes all the information required.
Once you’ve got quotes from a number of the best builders Brisbane has to offer, compare and contrast the services and quality offered for the price. If you have done all your homework, you can then move on to finalizing the contract and waiting for your Brisbane house builders to complete your dream home.
