Champaign city of Champaign County, Illinois shares its existence with its sibling city of Urbana, to be known as the Twin Cities. The residential rental property market is mostly dependent on the University of Illinois at Urbana-Champaign. The rental property market is catering to the housing needs of the student community, coming from the entire State of Illinois and elsewhere.

So it would be worthwhile to know more about the University – This is a public research University and famous as the oldest and largest campus in the Illinois University system. Formerly Illinois Industrial University, established in 1867, the name was changed to the present in the year 1982. 18 Colleges offering more than 150 programs of study comprise in the University, apart from an extension that serves more than 2.7 million registrants per year in Illinois State and beyond. The University campus extends over 1,468 acres, situated within the twin cities of Champaign and Urbana with 286 buildings. The student population is 41,495 (under graduates 31,173 + 10,322 post graduates), apart from 8,085 staff.

The University provides residential accommodation for first year under-graduates in its own Residential Halls or in University Private-Certified housing, both administered by the University’s housing division. Most under-graduates choose to move into single family homes and apartments, after their first or second year. This is where the rental property market of Champaign-Urbana Metropolitan Area comes into reckoning. There are 22 Rental Agencies in Champaign and 36 in Urbana, including the Campus Management, to guide, assist and help in locating residential accommodation for the student community of the University.

The statistics for the residential rental market for Champaign is – 49.21% of the population are renters. Nearly 5.20% of houses and apartments are presently unoccupied. The total population of Champaign city is 75,254. As for Urbana is concerned, the city has a total population of 39,484 people. Renters make up 58.73% of Urbana population and 6.47% of houses and apartments are unoccupied (vacancy rate).

Based on the Cost of Living indices of US, the average is 100. The Cost of Living Index for Champaign city is 82.62, so it is less expensive than most cities. Similarly the Cost of Living Index for Urbana is 82.94.

It can therefore be safely concluded that in Champaign-Urbana Metropolitan Area, good and amicable single family homes are available for rental, somewhere between $470 and $1600 at an average per month. This Metro is certified to be a very good and peaceful place for living by experienced residents – with all the facilities for dining, shopping, recreation and entertainment provided – mostly by the University of Illinois on this metro city.

Despite a slight softening of rental demand for the Sydney real estate market, yields are still high and demand remains strong. Property investors are beginning to return to the Sydney housing market, lured by high yields and low interest rates.

The current reserve bank of Australia cash rate stands at 3%, a 60 year low. The rapid and dramatic slashing of interest rates earlier this year has been very favourable to property investors. Mortgage repayments have been reduced by up to half for some investors, helping to bump up the total yields on their investment properties. This favourable environment has been luring savvy investors back into the Sydney property market. For the first time in a long time there are opportunities for positively geared property in the Sydney real estate market.

The current average weekly rent for Sydney houses stands at $450 per week (up from $390 a year ago) a rise of 15.4% year on year. The average weekly rent for units is currently $410 per week (up from $380 a year ago) a rise of 7.9% year on year. This gives an average gross yield for house and unit of 4.49% and 5.47% respectively.

Despite these strong figures, there are signs of a slowing of rental growth over the last quarter. This slowing has been driven by an increase in renters becoming property buyers given the rise in housing affordability, lowering of interest rates and increased first home owners grants. Landlords are also no longer in a situation were they request their tenant to cover any raised interest rate repayments, reducing the pressure to consistently raise rents. However, this slowing is predicted to only be temporary given the large undersupply of housing in Sydney and an overall pend up demand for accommodation.

The Sydney rental market is currently in a period of transition with several factors creating an unusual market situation. This is bound to stabilise soon, the major factor that will return the market to normality will be the reduction in the governments first homeowners grant due later this year. For now we are in an unusual situation were it is a great time to be a property investor given the current interest rate environment, and renters are also enjoying a reprieve in rental pressures.

Now that real estate prices on average have adjusted and fallen across most of the Spanish market, it makes it a very positive time to explore these alternative opportunities.


According to a Spanish investment property specialist the main investment approach that has seen larger investors profit substantially on an ongoing basis is buying properties for rent within the larger commercial and university cities in Spain where domestic demand is not abating.


In fact, the city based buy to let property market in Spain has suffered nothing of the negativities of over supply, with many urban areas actually suffering from a restriction of supply leading to increased demand.


In the capital Madrid for example we are hearing reports that 62 percent of apartments which become available are being rented within the first month alone.


The low supply of good quality rental property is also affecting rental prices. For example, average monthly rents in Lorca have gone up from 400 Euros a month to 550 Euros over the period of the last three months, and as the date for the opening of the new University of Lorca approaches, so demand is expected to further intensify.


Therefore, property investors looking for a market where there is strong demand for property, more attractive underlying real estate prices and strong potential for consistent year round rental income should be focusing their search on Spain’s most in demand cities. Each day we are turning down clients looking for rental apartments. When one becomes available it is rented within the week, sometimes the same day.


Spain’s local population has suffered in much the same way as the British population from rising property prices in recent years. This has led to a situation where more Spanish than ever are seeking rental accommodation because they cannot get onto the housing ladder. The Spanish Prime Minister has pledged significant financial help, not just to first time buyers, but more interestingly for buy to let investors too.


Direct monthly financial contributions of 200 Euros a month are being offered by the Spanish government to people under 30 years old to help with rental payments; proposals have also been made to help tenants raise deposits; and for landlords who agree to rent properties to under 35s to help them get into private accommodation, attractive taxation incentives have been proposed.


Property investors quite possibly have a once in a lifetime opportunity to buy property off plan at below market prices as developers work hard to sell off stock, or to buy resale units in what is very much a buyer’s market, and earn rental income year round from the domestic market who are being aided and therefore encouraged to rent.
